Rarely does a home make you want to write a love letter to it. And, not often enough do you walk into a home and feel a sudden and complete sense of calm.

When the owners purchased this home in 2014, they knew they wanted to achieve an aesthetic that was both modern and light, yet also classic and lasting. Such thoughtful and intentional design choices greet you at every corner.

This 2-bedroom, 1-bath bungalow measures at 1153SF; every system has been updated, the roof replaced, the foundation seismically retrofitted and all doors and windows replaced. It's totally turn-key, yet has more potential. The owners got approved plans for a second level; and, the detached garage may have potential to be plus-space or an ADU.*

As you enter the home, the oak floors which have been refinished and whitewashed, instill an almost dreamy feeling. The whitewashed floors run throughout the house (doug fir in the bedrooms), and add a brightness and airiness to the home that sets the tone for rest of the design choices.

The built-in surrounds in living and dining rooms have been well-maintained, and painted in line with the light and neutral tones throughout the house. The functional fireplace allows for cozy woodburning fires on the rare cold east bay night.

The kitchen, with its Carerra marble countertops and neutral color palette make for a sophisticated space that is also totally turn-key. The Thor Stove was specifically chosen so as to avoid having an electrical panel, so it works during outages and won't have that blinking clock light that so many of us loathe. All of the appliances are Energy-Star rated, including the washer/dryer which can be found here in the custom-designed laundry area.

The sun porch off the kitchen was originally built in the 1950's, and the owners completely rebuilt a few years ago. With handpainted wood-plank floors and perfect flow to the back yard, this space acts as a great extension of the kitchen, and also a place to eat, relax, read or meditate. It can also be used as a TV room.

Off of the "master" bedroom, you will also find great flow to the outdoor space, as well. A door leads you to a sun deck with an outdoor shower over clawfoot tub. The space is surprisingly private, and very quiet, and perfect for a soak under the stars.

The detached garage allows for a lot of imagination - a workshop, workout room, office, storage, or ADU.*

This is one of those special homes that shows even better in person. Feel free to make an appointment under the Schedule tab.

Neighborhood

Nestled between the border of North Oakland, Berkeley, and Emeryville, NOBE is a place that young families, artists, students and the like have started to flock to in the pasts decade. Here, you can find a mix of vintage bungalows and modern construction, transformed warehouses and big victorians. With the year-round temperate climate, and large flat lots, NOBE is also a gardener's paradise.

The beauty of this location is how centrally located it is to shopping, transportation, parks, farmer's markets, BART (both Ashby and MacArthur), and the Emeryville transit hub (Amtrak). Locally owned shops and restaurants can be found in the area around Adeline and Alcatraz, and new shops are opening on the San Pablo cooridor regularly; but, if it's bigger-box stores you need, Bay Street and Emeryville shopping are just a quick trip away. Proxmity to both Berkeley Bowl locations is a huge plus!

Some favorite local spots include: Prizefighter for drinks, Rotten City for Pizza, Novel Brewing snd The Rare Barrel for beer, Paradise Park Cafe for great salads, sandwiches and coffee, Sideshow for outdoor eating, James and the Giant Cupcake for amazing treats, and Lois the Pie Queen...for well, you know, the best pies around!

Farmer's markets nearby include: South Berkeley's on Tuesdays, Temescal on Sunday's and Phat Beets on Saturdays.
